Please read these Terms & Conditions carefully. By accessing or using the EazyRoom platform you agree to be legally bound by them. If you do not agree, please do not use our services.

1. About EazyRoom

EazyRoom is an online marketplace platform based in Ireland that connects hosts who wish to rent out rooms in their homes with tenants seeking accommodation across Ireland.

EazyRoom acts solely as an intermediary platform. We are not a party to any licence agreement between a host and a tenant, we are not a landlord, letting agent, or property manager, and we do not own, manage, or control any of the properties listed on our platform.

Important: Rooms listed on EazyRoom are rooms in private homes. The arrangements between Hosts and Tenants on EazyRoom are licence agreements, not tenancy agreements under the Residential Tenancies Acts. This means the Residential Tenancies Board (RTB) does not have jurisdiction over these arrangements. Disputes may be referred to the Small Claims Court.

These Terms & Conditions constitute a legally binding agreement between EazyRoom and you, whether you are using the platform as a Host or as a Tenant.

2. Definitions

"Platform" means the EazyRoom website at www.eazyroom.ie and any related applications or services.

"Host" means a user who lists a room in their home for rent on the Platform.

"Tenant" means a user who searches for and books accommodation through the Platform.

"Listing" means a room advertised by a Host on the Platform.

"Booking" means a confirmed licence arrangement between a Host and a Tenant facilitated through the Platform.

"Licence Agreement" means the agreement formed between a Host and Tenant upon booking confirmation, under which the Tenant is granted a licence to occupy a room in the Host's home. This is not a tenancy agreement and does not confer the rights of a tenant under the Residential Tenancies Acts.

"Admin Fee" means the €45 non-refundable fee charged by EazyRoom to the Tenant at the time of booking.

"Platform Fee" means the €195 fee charged by EazyRoom to the Tenant covering identity verification and due diligence.

"Service Fee" means the total EazyRoom fee of €240 (Admin Fee + Platform Fee) payable by the Tenant upon booking confirmation.

"Rental Payment" means the licence fee paid directly by the Tenant to the Host on a weekly basis.

"Deposit" means a sum equal to 2x the weekly licence fee, paid directly by the Tenant to the Host at check-in.

"Turnkey Room" means a room offered with bed sheets, duvet, pillow, towels and a key to the room as standard.

3. Nature of Arrangements — Licence Not Tenancy

All accommodation arranged through EazyRoom consists of rooms in private homes where the Host either lives in or is responsible for the property. As a result:

The arrangement between Host and Tenant is a licence agreement under Irish common law, not a tenancy agreement under the Residential Tenancies Acts 2004–2022

The Residential Tenancies Board (RTB) does not have jurisdiction over these arrangements

Hosts are not required to register with the RTB in respect of EazyRoom bookings

Tenants do not have security of tenure rights under the Residential Tenancies Acts

Either party may end the arrangement by giving 14 days written notice

Disputes between Hosts and Tenants may be referred to the Small Claims Court

ℹ Exception: If a Host lists a fully self-contained unit that is physically separate from the main home (e.g. a converted garage or basement flat with its own entrance), the Residential Tenancies Acts may apply and RTB registration may be required. Hosts in this situation should seek independent legal advice.

4. Eligibility

To use the EazyRoom Platform, you must:

Be at least 18 years of age

Be legally capable of entering into a binding contract under Irish law

Provide accurate, truthful and complete information when registering

Successfully complete EazyRoom's identity verification process

5. EazyRoom's Role as Intermediary

EazyRoom provides a technology platform that enables Hosts and Tenants to find each other, communicate, and arrange accommodation. EazyRoom's role is strictly limited to operating this platform.

EazyRoom:

Does not own, manage, or control any listed properties

Is not a party to the licence agreement between Host and Tenant

Does not collect or hold rental payments — licence fees are paid directly by Tenant to Host

Does not hold or manage the deposit — paid directly by Tenant to Host

Does not guarantee the accuracy or completeness of any Listing

Is not responsible for any loss, damage, dispute or injury arising from a licence arrangement

6. Account Registration

To use the Platform, all users must create an account. You agree to:

Provide accurate and up-to-date registration information

Maintain only one account per person

Keep your login credentials confidential

Notify us immediately of any unauthorised use at support@eazyroom.ie

7. Identity Verification

All Hosts and Tenants must complete identity verification before making or accepting a booking. Verification is carried out manually by trained EazyRoom staff and requires submission of a valid government-issued photo ID.

Providing false, forged or misleading identity documents is a serious breach of these Terms and may be reported to An Garda Síochána.

8. Proof of Address

EazyRoom can provide Tenants with a booking confirmation or invoice that may be used as proof of address for certain administrative purposes. Tenants may request this through their account or by contacting support@eazyroom.ie.

PART ONE — TENANTS

9. Using the Platform as a Tenant

9.1 Accuracy of Information

You agree that all information you provide during registration and booking is accurate, complete and truthful. Providing false or misleading information may result in immediate cancellation without refund of the Service Fee.

9.2 The Booking Process

When you submit a booking request on EazyRoom:

Your request is sent to the Host for review and acceptance

A booking is only confirmed when the Host accepts and you receive a booking confirmation from EazyRoom

The Service Fee of €240 becomes payable upon booking confirmation

The minimum booking duration is 4 weeks

There is no maximum booking duration

A licence agreement is formed directly between you and the Host upon booking confirmation — EazyRoom is not a party to this agreement

9.3 Service Fee

EazyRoom charges a total Service Fee of €240, made up of:

Admin Fee: €45 — payable at booking, covers booking administration

Platform Fee: €195 — covers identity verification, due diligence and platform support

The Service Fee is charged via Stripe at booking confirmation and is non-refundable except as set out in Section 11.

9.4 Licence Fee (Rent) Payments

The weekly licence fee (rent) is paid directly by the Tenant to the Host. EazyRoom does not collect, hold or process these payments. The amount is stated on each Listing. EazyRoom has no liability for non-payment or any related dispute.

9.5 Deposit

A deposit equal to 2x the weekly licence fee is payable directly to the Host at check-in. The deposit is held by the Host and returned at check-out, subject to legitimate deductions. EazyRoom has no liability for any deposit dispute.

9.6 Two-Guest Bookings

Where a Host has listed a room as suitable for two people, a second Tenant may share the room. In such cases the weekly licence fee increases by €75 per week for the second guest. This applies only where the Host has explicitly listed the room as suitable for two occupants.

9.7 Tenant Conduct

By booking through EazyRoom, you agree to:

Respect the Host's property, house rules and personal space

Comply with all applicable Irish laws during your stay

Not engage in illegal, dangerous or antisocial behaviour

Not sublet the room or allow additional occupants not named in the booking

Not bring visitors or pets to the property

Observe quiet hours between 10pm and 7am

Contact support@eazyroom.ie promptly if any issues arise with your Host

9.8 Check-In and Check-Out

You are responsible for arranging check-in details directly with your Host within 48 hours of receiving your booking confirmation. Check-in and check-out times are set by each Host.

PART TWO — HOSTS

10. Using the Platform as a Host

10.1 Host Eligibility

The following may list on EazyRoom:

Owner-occupiers

Landlords

Relatives of property owners acting on behalf of the owner

Tenants subletting a room — it is the Host's sole responsibility to ensure they have the legal right to sublet

Professional letting agents and agencies acting on behalf of landlords are not permitted on EazyRoom. Listing on EazyRoom is free for Hosts.

10.2 Minimum Room Standards — Essentials

All Listings must provide the following essentials:

House key

Cooking facilities

Washer

Drying area

Wi-Fi

Heating

Hosts may additionally offer a Turnkey Room, which includes bed sheets, duvet, pillow and towels as standard.

10.3 Accuracy of Listings

You are solely responsible for the accuracy of your Listing. All information must be truthful, up to date and accurately represent the room and property.

10.4 Room Substitution

You must provide the Tenant with the specific room listed in their confirmed booking. If a Host cancels or the room becomes unavailable, EazyRoom will first try to find the Tenant a replacement room similar to the one booked. A Host may instead offer the Tenant a substitute room directly, provided the Tenant is informed and accepts in writing before check-in. If no suitable replacement can be found, or the Tenant does not accept it, EazyRoom will treat this as a Host cancellation and refund the Platform Fee (€195); the Admin Fee (€45) is retained in all circumstances.

10.5 Host Responsibilities

By listing on EazyRoom, you agree to:

Respond to booking requests within 48 hours

Contact confirmed Tenants within 48 hours of booking to arrange check-in

Provide all essentials listed in Section 10.2 throughout the stay

Comply with all applicable Irish law including the Equal Status Acts 2000–2018

Have valid home insurance in place that covers room rental activity

Treat all Tenants fairly and without discrimination

⚠ You must not discriminate against any Tenant on grounds of gender, civil status, family status, sexual orientation, religion, age, disability, race, nationality or membership of the Traveller community.

10.6 Standard House Rules

All EazyRoom Listings are subject to the following standard house rules:

Quiet hours: 10pm to 7am

No visitors

No guest pets

No smoking inside the property (unless Host explicitly permits this in the Listing)

No parties or large gatherings without prior Host agreement

Laundry: up to 2 loads per week (Hosts may state a more generous allowance in their Listing)

Communal areas to be kept clean and tidy

No subletting or additional occupants beyond those named in the booking

Hosts may additionally set reasonable supplementary rules — including food restrictions for allergy, health, religious or household reasons — clearly stated in the Listing. Hosts may relax standard rules but may not impose rules that are discriminatory under the Equal Status Acts.

10.7 Host Legal Obligations

As a Host, you are responsible for complying with all applicable Irish law. Since EazyRoom arrangements are licence agreements in private homes, the Residential Tenancies Acts do not apply and RTB registration is not required. However, you must comply with:

The Equal Status Acts 2000–2018

Fire safety regulations applicable to your property

Income tax obligations — licence fee income must be declared to the Revenue Commissioners (the Rent a Room Relief may apply — see revenue.ie for details)

Any other applicable Irish law

⚠ Exception: Hosts listing fully self-contained units (e.g. a converted garage or separate basement flat) may be subject to the Residential Tenancies Acts and RTB registration requirements. Seek independent legal advice if this applies to you.

11. Cancellation and Refund Policy

11.1 Before Booking Confirmation

A Tenant may cancel a booking request before the Host confirms it at no charge.

11.2 After Booking Confirmation — Tenant Cancellation

Once a booking is confirmed, the Service Fee of €240 is non-refundable if the Tenant cancels.

11.3 Host Cancels Before Check-In

If a Host cancels a confirmed booking, EazyRoom will first try to find the Tenant a replacement room similar to the one booked. If no suitable replacement can be found, or the Tenant does not accept it, the Tenant receives a refund of the Platform Fee (€195); the Admin Fee (€45) is retained in all circumstances. EazyRoom may also suspend or remove the Host.

11.4 EazyRoom Platform Error

If EazyRoom cancels a booking due to a platform error, the Tenant receives a refund of the Platform Fee (€195). The Admin Fee (€45) is retained.

11.5 Early Departure Due to Host Breach

If a Tenant departs early due to a proven material breach by the Host, EazyRoom will consider a pro-rated refund of the Platform Fee (€195) on a case-by-case basis. The Admin Fee (€45) is non-refundable. Contact support@eazyroom.ie within 7 days.

11.6 EU Cancellation Rights

EazyRoom's service is considered fully performed when a booking confirmation is issued and the Host's contact details are shared. By confirming a booking, you acknowledge that your right of withdrawal under the EU Consumer Rights Directive is extinguished at that point.

12. Payments and Stripe

EazyRoom uses Stripe Payments Europe Limited (Dublin) to process the Service Fee of €240. EazyRoom does not store your full payment card details. Licence fee payments and deposits are made directly between Hosts and Tenants and do not pass through EazyRoom or Stripe.

13. Disputes

EazyRoom will, where possible, offer informal assistance to help resolve disputes between users. This does not create any legal obligation or liability on EazyRoom's part.

Since EazyRoom arrangements are licence agreements and not tenancies, the RTB does not have jurisdiction. Where informal resolution is not possible, users may seek recourse through:

The Small Claims Court — for disputes up to €2,000 (see courts.ie for details)

The Irish courts — for larger disputes

Threshold — for housing advice (threshold.ie | Freephone 1800 454 454)

14. Intellectual Property

All content on the EazyRoom Platform is owned by or licensed to EazyRoom. Hosts grant EazyRoom a non-exclusive, royalty-free licence to display and promote Listing content for the purpose of operating and marketing the Platform.

15. Limitation of Liability

To the maximum extent permitted by Irish and EU law:

EazyRoom is not liable for any loss arising from the conduct of any Host or Tenant

EazyRoom is not liable for the accuracy, safety or suitability of any listed property

EazyRoom's total liability shall not exceed the Service Fee of €240 paid in connection with the relevant booking

Nothing in these Terms limits EazyRoom's liability for death or personal injury caused by our negligence, fraud, or any other liability that cannot be excluded under Irish law.

16. Fair Housing and Non-Discrimination

Hosts must not refuse or apply different terms to any Tenant on the basis of gender, civil status, family status, sexual orientation, religion, age, disability, race, nationality or membership of the Traveller community in breach of the Equal Status Acts 2000–2018. Any Host found to have discriminated will be immediately removed from the Platform and may be reported to the Irish Human Rights and Equality Commission (IHREC).

17. Privacy and Data Protection

EazyRoom processes your personal data in accordance with GDPR (EU) 2016/679 and the Irish Data Protection Acts 1988–2018. Our full Privacy Policy is at www.eazyroom.ie/legal/privacy. For data protection queries contact dpo@eazyroom.ie.

18. Modifications to These Terms

EazyRoom may update these Terms at any time. Where changes are material, we will notify users by email at least 30 days before the changes take effect. The current version is always at www.eazyroom.ie/legal/terms.

19. Suspension and Termination

EazyRoom may suspend or terminate your account if you breach these Terms, we suspect fraud or illegal activity, or we are required to do so by law. You may close your account at any time by contacting support@eazyroom.ie.

20. Governing Law and Jurisdiction

These Terms are governed by the laws of Ireland. Any dispute shall be subject to the exclusive jurisdiction of the Irish courts, without affecting your statutory rights as a consumer.
