Acceptable Use Policy

1. Purpose

This Acceptable Use Policy ("AUP") sets out the rules that govern how all users — Hosts and Tenants — may use the EazyRoom platform. It exists to protect the safety, integrity and fairness of our marketplace and to ensure that EazyRoom remains a trusted environment for everyone.

This AUP forms part of EazyRoom's Terms & Conditions. By creating an account or using the EazyRoom platform in any way, you agree to comply with this policy. Breach of this policy may result in suspension or permanent removal from the platform.

2. Who This Policy Applies To

This AUP applies to all users of the EazyRoom platform, including:

Tenants searching for or booking accommodation

Hosts listing or offering accommodation

Any person who visits, browses or uses www.eazyroom.ie in any capacity

3. General Conduct

All EazyRoom users must at all times:

Act honestly and in good faith in all interactions on the platform

Treat other users with respect, dignity and courtesy

Provide accurate and truthful information at all times

Comply with all applicable Irish and EU laws

Respect the privacy and personal data of other users

Use the platform only for its intended purpose — the lawful rental of accommodation in Ireland

4. Prohibited Conduct — All Users

The following conduct is strictly prohibited for all EazyRoom users:

4.1 Identity and Fraud

Submitting false, forged, altered or misleading identity documents

Impersonating any other person or entity

Creating multiple accounts or using another person's account

Providing false information at registration or at any point during use of the platform

Attempting to circumvent EazyRoom's identity verification process

✕ Submitting fraudulent identity documents is a criminal offence and will be reported to An Garda Síochána.

4.2 Payments and Fees

Arranging bookings off-platform to avoid paying the EazyRoom Service Fee

Attempting to process payments outside of EazyRoom's designated payment system

Filing false or fraudulent chargeback claims with your bank or card provider

Soliciting or accepting payment for accommodation that is not legitimately available to rent

4.3 Harassment and Abuse

Sending threatening, abusive, offensive or harassing messages to any other user

Using discriminatory, racist, sexist, homophobic or otherwise hateful language

Engaging in any form of bullying, intimidation or coercion

Making repeated unwanted contact with another user after they have asked you to stop

⚠ Any user who harasses or abuses another user will be immediately suspended and may be permanently banned from the platform.

4.4 Illegal Activity

Using the platform to facilitate any activity that is illegal under Irish or EU law

Listing or booking a property for the purpose of any illegal activity

Using the platform to launder money or conduct any financial crime

Engaging in human trafficking, exploitation or any form of modern slavery

Violating any applicable housing, tenancy, planning or licensing law in relation to a listed property

4.5 Platform Integrity

Scraping, crawling or copying any content from the EazyRoom platform without written permission

Using automated tools, bots or scripts to access or interact with the platform

Attempting to gain unauthorised access to any part of the platform or another user's account

Introducing malware, viruses or any harmful code to the platform

Interfering with the proper functioning of the platform in any way

Reverse engineering, decompiling or disassembling any part of the platform

4.6 Content

Posting false, misleading or inaccurate information in any Listing, review or message

Uploading photos that do not accurately represent the property being listed

Posting offensive, defamatory, pornographic or otherwise inappropriate content

Posting content that infringes the intellectual property rights of any third party

Submitting fake or manipulated reviews of Hosts or Tenants

Offering or accepting incentives in exchange for positive reviews

5. Prohibited Conduct — Hosts

In addition to the general prohibitions above, Hosts must not:

List a property that they do not have the legal right to rent out

List a property that does not meet the minimum standards described in their Listing

Discriminate against any Tenant on grounds of gender, civil status, family status, sexual orientation, religion, age, disability, race, nationality or membership of the Traveller community, in breach of the Equal Status Acts 2000–2018

Enter a Tenant's room without reasonable notice except in a genuine emergency

Increase the agreed rent during a confirmed booking period

Charge fees to Tenants beyond the agreed rent and deposit

Misrepresent the location, size, condition or amenities of a property in a Listing

List the same room or property simultaneously on EazyRoom and other platforms in a way that creates double bookings

Use a professional letting agency or third-party service to manage listings on their behalf

6. Prohibited Conduct — Tenants

In addition to the general prohibitions above, Tenants must not:

Book a room on behalf of another person — bookings must be made by the person who will occupy the room

Transfer or sublet a booked room to any other person

Allow additional occupants not named in the booking to reside at the property

Use the property for any commercial purpose, short-term subletting or Airbnb-style rental

Cause damage to the Host's property, fixtures, fittings or belongings

Engage in antisocial behaviour that disturbs the Host or other occupants

Bring pets to the property unless the Host has explicitly agreed to this in advance

Smoke inside the property unless the Host has explicitly agreed to this in advance

Conduct or facilitate any illegal activity at the property

7. Reporting a Breach

If you believe another user is in breach of this Acceptable Use Policy, please report it to us as soon as possible:

Include as much detail as possible — dates, screenshots, messages or other evidence

EazyRoom takes all reports seriously and will investigate promptly. We will keep your report confidential where possible. We may not be able to share the outcome of an investigation with you, but we will take appropriate action where a breach is confirmed.

8. Consequences of Breach

EazyRoom takes breaches of this policy seriously. Depending on the nature and severity of the breach, consequences may include:

A formal warning issued to your account

Temporary suspension of your account

Permanent removal from the platform

Cancellation of active bookings without refund of the Service Fee

Reporting to An Garda Síochána or other relevant authorities

Civil action by EazyRoom to recover any losses caused by your breach

EazyRoom reserves the right to take immediate action — including immediate permanent account closure — without prior warning where the breach is serious, involves fraud, illegal activity, or poses a risk to the safety of another user.

9. Changes to This Policy

EazyRoom may update this Acceptable Use Policy from time to time. Where changes are material, we will notify users by email at least 30 days before the changes take effect. The current version is always available at www.eazyroom.ie/legal/acceptable-use.
