This Disclaimer sets out the limitations of EazyRoom's liability to users of the platform. Please read it carefully. By using the EazyRoom platform, you acknowledge and accept the limitations described in this document.

EazyRoom is a technology platform that connects Hosts and Tenants for room rentals across Ireland. EazyRoom is an intermediary only — we do not own, manage or control any listed properties, and we are not a party to any rental agreement between a Host and a Tenant.

2. No Warranty

EazyRoom provides the platform on an "as is" and "as available" basis. To the fullest extent permitted by Irish and EU law, EazyRoom makes no warranties, express or implied, including but not limited to:

That the platform will be available at all times, uninterrupted or error-free

That Listings are accurate, complete, or up to date

That any Host or Tenant is who they claim to be beyond our verification steps

That any property listed is safe, suitable, or fit for purpose

That the platform will meet your specific requirements

That any defects or errors in the platform will be corrected

EazyRoom does not endorse any Host, Tenant, Listing or property on the platform.

3. Third-Party Content and Links

The EazyRoom platform may contain links to third-party websites or services. These are provided for convenience only. EazyRoom has no control over third-party content and accepts no responsibility for:

The accuracy or reliability of any third-party content

The privacy practices of any third-party website

Any loss or damage arising from your use of a third-party website or service

The inclusion of any third-party link does not imply endorsement by EazyRoom.

4. Property and Rental Disclaimer

EazyRoom is not a letting agent, landlord or property manager. We are not responsible for:

The condition, safety, cleanliness or suitability of any listed property

The accuracy of any photos, descriptions or amenities listed by a Host

Any damage, loss or injury suffered at or in connection with a listed property

Any dispute between a Host and Tenant arising from a rental arrangement

Non-payment of rent or deposit between Host and Tenant

A Host's compliance with Irish landlord, tenancy, planning or safety law

A Tenant's compliance with their obligations under a rental arrangement

Tenants are strongly advised to inspect any property before completing check-in and to document its condition with photographs. Hosts are advised to maintain valid landlord or home insurance at all times.

5. Identity Verification Disclaimer

EazyRoom carries out manual identity verification of all users before bookings can be made or accepted. However, EazyRoom does not guarantee that:

Any user is who they claim to be beyond the checks we have carried out

A verified user will behave in accordance with these Terms or the law

Our verification process will detect all cases of fraud or misrepresentation

Completion of EazyRoom's verification process does not constitute a reference, background check, credit check or endorsement of any user.

6. Limitation of Liability

To the maximum extent permitted by Irish and EU law, EazyRoom's total liability to any user — whether in contract, tort (including negligence), breach of statutory duty or otherwise — shall not exceed the Service Fee of €240 paid by that user in connection with the relevant booking.

EazyRoom shall not be liable for any of the following, even if we were advised of the possibility of such loss:

Loss of rent, income or revenue

Loss of profits or business opportunity

Loss of data or information

Damage to property

Personal injury arising from a rental arrangement

Any indirect, special or consequential loss

Any loss arising from events outside EazyRoom's reasonable control (force majeure)

Nothing in this Disclaimer limits or excludes EazyRoom's liability for death or personal injury caused by our negligence, fraud or fraudulent misrepresentation, or any other liability that cannot lawfully be excluded under Irish law.

7. Platform Availability

EazyRoom aims to keep the platform available at all times but does not guarantee uninterrupted access. The platform may be temporarily unavailable due to:

Scheduled maintenance — we will endeavour to give advance notice where possible

Unscheduled technical issues or outages

Events outside our control including internet outages, cyberattacks or acts of God

EazyRoom accepts no liability for any loss arising from temporary unavailability of the platform.

8. Governing Law

This Disclaimer is governed by the laws of Ireland. Any dispute arising from or in connection with this Disclaimer shall be subject to the exclusive jurisdiction of the Irish courts. Nothing in this clause affects your statutory rights as a consumer under applicable Irish and EU law.
