Tenant Agreement

Agreement terms for tenants using EazyRoom.

This Tenant Agreement sets out the specific terms that apply to you as a Tenant on the EazyRoom platform. It should be read alongside EazyRoom's Terms & Conditions, Privacy Policy, and Acceptable Use Policy.

1. Important — Licence Agreement, Not Tenancy

Rooms on EazyRoom are in private homes. Your arrangement with the Host is a licence agreement under Irish common law, not a tenancy agreement under the Residential Tenancies Acts 2004–2022. This means:

You do not have security of tenure rights under the Residential Tenancies Acts

The Residential Tenancies Board (RTB) does not have jurisdiction over your arrangement

Either party may end the arrangement by giving 14 days written notice

If a dispute cannot be resolved informally, you may refer it to the Small Claims Court (for amounts up to €2,000) or the Irish courts

ℹ You are still fully protected under the Equal Status Acts 2000–2018 — your Host cannot discriminate against you on any protected ground.

2. Using EazyRoom as a Tenant

EazyRoom connects Tenants with Hosts offering rooms in private homes across Ireland. The licence agreement is formed directly between you and the Host when a booking is confirmed — EazyRoom is an intermediary only.

To use EazyRoom, you must:

Be at least 18 years of age

Complete EazyRoom's identity verification before submitting a booking request

Pay the EazyRoom Service Fee of €240 upon booking confirmation

Agree to this Tenant Agreement and EazyRoom's Terms & Conditions

ℹ You cannot browse listings, submit booking requests or contact Hosts until your identity has been verified by EazyRoom.

3. The Booking Process

3.1 Submitting a Request

When you find a room you are interested in, submit a booking request to the Host. This is not a confirmed booking — the Host must accept it. The minimum booking duration is 4 weeks. There is no maximum duration. Mention in your request if you plan to work from home so the Host can confirm suitability.

3.2 Booking Confirmation

A booking is confirmed when the Host accepts your request, EazyRoom charges the Service Fee of €240 to your card, and EazyRoom sends both parties a booking confirmation. At this point a binding licence agreement is formed between you and the Host.

3.3 After Confirmation

Once confirmed, EazyRoom will share the Host's contact details with you. Contact the Host within 48 hours to arrange check-in time, key access, and payment of the first week's licence fee and deposit.

4. Payments

4.1 EazyRoom Service Fee

The Service Fee of €240 is charged to your card at booking confirmation via Stripe:

Admin Fee: €45 — non-refundable in all circumstances

Platform Fee: €195 — covers identity verification, due diligence and platform support

4.2 Weekly Licence Fee (Rent)

The weekly licence fee is paid directly by you to the Host. EazyRoom does not collect or hold these payments. Always agree your payment method with the Host in writing — bank transfer is recommended so both parties have a clear record.

4.3 Two-Guest Bookings

Where a Host has listed a room as suitable for two people and you book for two occupants, the weekly licence fee increases by €75 per week for the second guest.

4.4 Deposit

A deposit of 2x the weekly licence fee is payable directly to the Host at check-in. The Host must return it within 7 days of check-out, less any legitimate deductions. EazyRoom recommends paying by bank transfer and keeping a written receipt.

5. Proof of Address

EazyRoom can provide a booking confirmation or invoice usable as proof of address for administrative purposes such as opening a bank account or registering with a GP. Request this through your account or by emailing support@eazyroom.ie.

6. What Your Room Includes

6.1 Essentials — All Listings

All EazyRoom listings must provide:

House key

Cooking facilities

Washer

Drying area

Wi-Fi

Heating

If any essential is not available at check-in, contact support@eazyroom.ie immediately.

6.2 Turnkey Rooms

Some Hosts offer Turnkey Rooms, which additionally include bed sheets, duvet, pillow and towels. Check the Listing to confirm whether a room is Turnkey.

6.3 Laundry

Laundry access is included in all listings. The standard allowance is up to 2 loads per week. Some Hosts may offer a more generous allowance — check your Listing for details.

7. Check-In

Agree check-in time with your Host within 48 hours of booking confirmation. At check-in:

Inspect the room carefully before handing over your deposit

Photograph any existing damage and share with your Host in writing

Pay the deposit and first week's licence fee directly to the Host

Collect your keys and house information

⚠ If the room is significantly different from the Listing, contact EazyRoom at support@eazyroom.ie before handing over any money.

8. Your Obligations During Your Stay

8.1 Licence Fee

Pay the weekly licence fee to the Host on time

The minimum stay and payment commitment is 28 days

8.2 The Property

Keep your room and shared areas clean and tidy

Report any damage to the Host promptly

Not make alterations to the room without the Host's written permission

8.3 House Rules

Observe quiet hours between 10pm and 7am

No visitors

No pets

No smoking inside the property unless the Host explicitly permits this in the Listing

No parties or large gatherings without prior Host agreement

Laundry: up to 2 loads per week unless Host states otherwise in the Listing

Comply with any additional reasonable rules clearly stated in the Listing

8.4 Occupancy

Do not sublet your room or allow additional occupants not named in your booking

Do not use the property for any commercial purpose

8.5 Legal Compliance

Comply with all applicable Irish laws during your stay

Do not conduct or facilitate any illegal activity at the property

9. Ending Your Licence

9.1 Notice Period

Give the Host a minimum of 14 days written notice before moving out. You remain liable for the licence fee during the notice period. Give notice by email or through the EazyRoom platform messaging system — this creates a clear record.

ℹ Since your arrangement is a licence agreement and not a tenancy, the notice periods under the Residential Tenancies Acts do not apply. The 14-day notice period is the agreed contractual notice between you and your Host.

9.2 Check-Out

On check-out day:

Leave the room clean and in the same condition as check-in, allowing for fair wear and tear

Remove all personal belongings

Return all keys and access items

Conduct a walk-through with the Host where possible

The Host must return your deposit within 7 days. If deductions are made, the Host must provide an itemised written account.

9.3 Leaving Early Without Notice

If you leave early without giving 14 days notice, the Host may retain the deposit. The minimum 28-day stay and payment commitment still applies regardless of early departure.

9.4 Deposit Disputes

If you dispute a deposit deduction:

Contact the Host in writing first

If unresolved, contact support@eazyroom.ie — EazyRoom will endeavour to assist

If the dispute cannot be resolved informally, refer it to the Small Claims Court (for amounts up to €2,000) at courts.ie, or to the Irish courts for larger amounts

10. If Things Go Wrong

10.1 Issues with the Property or Host

If essentials are not provided, the property is significantly different from the Listing, or you are experiencing harassment:

Raise the issue with your Host in writing first

If unresolved, contact support@eazyroom.ie with full details

If your safety is at risk, contact the emergency services or An Garda Síochána

10.2 Early Departure Due to Host Breach

If you leave early due to a proven material breach by the Host, contact support@eazyroom.ie within 7 days. EazyRoom may consider a partial refund of the Platform Fee (€195) on a case-by-case basis. The Admin Fee (€45) is non-refundable in all circumstances.

11. Your Rights

Although your arrangement is a licence agreement and not a tenancy, you retain important rights:

The right to quiet enjoyment of your room during your licence period

Full protection under the Equal Status Acts 2000–2018 — your Host cannot discriminate against you

The right to refer disputes to the Small Claims Court or the Irish courts
