Host Standards

The baseline of honesty, safety, and fairness every Host is expected to meet on EazyRoom.

1. Overview

Every room listed on EazyRoom is expected to meet the same baseline of honesty, safety, and fairness. This page summarises the standards we hold all Hosts to — the full contractual detail is set out in the Host Agreement, which this page does not replace.

These standards exist to protect Tenants moving into someone else's home, and to protect Hosts by keeping the platform trustworthy for everyone using it.

2. Honest, Accurate Listings

Photos must genuinely represent the room and property as it will look at check-in.

Room size, furnishings, amenities, weekly licence fee, and availability must be accurate and kept up to date.

A Listing must relate to a single, specific room — Hosts create a separate Listing for each room they offer.

3. Minimum Room Standards

Every Listing must provide, throughout the Tenant's stay: a house key, cooking facilities, a washer, a drying area, Wi-Fi, and heating.

Hosts may optionally offer a Turnkey Room, which additionally includes bed sheets, a duvet, a pillow, and towels in clean condition at check-in.

Failing to provide any of the essentials above is treated as a material breach of the Host Agreement.

4. Responding to Tenants Promptly

Hosts must respond to a booking request within 48 hours — unanswered requests expire automatically.

Once a booking is confirmed, the Host must contact the Tenant within 48 hours to arrange check-in.

5. Respecting a Tenant's Home and Privacy

Tenants are entitled to quiet enjoyment of their room for the duration of their stay.

Hosts must give at least 24 hours' notice before entering a Tenant's room, except in a genuine emergency.

Hosts cannot discriminate against a Tenant on any ground protected under the Equal Status Acts 2000–2018, whether in granting, running, or ending a booking.

6. Fair, Clearly Stated House Rules

EazyRoom's standard house rules cover quiet hours, visitors, pets, smoking, parties, and laundry. Hosts may relax any of these — for example, allowing pets — or add reasonable extra rules, provided everything is clearly stated on the Listing before a Tenant books.

Hosts cannot impose a curfew, and cannot set rules that are discriminatory under the Equal Status Acts.

7. Handling Deposits Fairly

Deposits must be returned within 7 days of check-out, with a written, itemised account of any deductions.

Deductions are only legitimate for unpaid rent, damage beyond fair wear and tear, or reasonable cleaning costs — see the Deposit Dispute Policy for the full process.

8. Keeping the Property Safe

Hosts must maintain appropriate home insurance covering room rental activity.

Hosts must maintain the property in a safe, habitable condition and address maintenance issues promptly.

Hosts remain responsible for complying with fire safety regulations and all other applicable Irish law.

9. What Happens if Standards Aren't Met

EazyRoom may suspend or permanently remove a Host for breaching these standards — including a pattern of guest complaints, discriminatory conduct, failing to honour confirmed bookings, or repeated unjustified cancellations.
