Host Agreement
Agreement terms for hosts using EazyRoom.

This Host Agreement sets out the specific terms that apply to you as a Host on the EazyRoom platform. It should be read alongside EazyRoom's Terms & Conditions, Privacy Policy, and Acceptable Use Policy.
1. Important — Licence Agreement, Not Tenancy
All arrangements facilitated through EazyRoom are licence agreements in private homes, not tenancy agreements under the Residential Tenancies Acts 2004–2022. This means:
You are not required to register with the Residential Tenancies Board (RTB) in respect of EazyRoom bookings
RTB rent pressure zone rules and security of tenure obligations do not apply
Either party may end the arrangement by giving 14 days written notice
Disputes may be referred to the Small Claims Court (for amounts up to €2,000) or the Irish courts
ℹ Exception: If you are listing a fully self-contained unit that is physically separate from your main home (e.g. a converted garage or separate basement flat with its own entrance), the Residential Tenancies Acts may apply and RTB registration may be required. If this applies to you, seek independent legal advice before listing.
2. Becoming a Host
The following may list on EazyRoom:
Owner-occupiers
Landlords
Relatives of property owners acting on behalf of the owner
Tenants subletting a room — it is your sole responsibility to ensure your lease or licence agreement permits subletting
Professional letting agents and agencies acting on behalf of landlords are not permitted. Listing on EazyRoom is free — there are no listing fees or commissions charged to Hosts.
ℹ EazyRoom charges Tenants a one-time Service Fee of €240. Hosts pay nothing to list or accept bookings.
3. Your Listing
3.1 Accuracy
You are solely responsible for the content of your Listing. All information must be accurate, truthful and up to date, including:
Property address and location
Photos — which must genuinely represent the room and property as it will appear at check-in
Room size, furnishings and amenities
Weekly licence fee (rent) amount
Whether the room is offered as Turnkey or standard
Number of occupants the room is suitable for
House rules
3.2 Legal Right to List
By creating a Listing, you confirm that you have the legal right to grant a licence to occupy the room. EazyRoom does not verify or accept any liability for subletting or management permissions.
3.3 One Room Per Listing
Each Listing must relate to a single room. Create a separate Listing for each available room.
3.4 Availability
You must keep your Listing's availability accurate. Accepting a booking when the room is not available is a serious breach of this Agreement.
4. Minimum Room Standards
4.1 Essentials — Mandatory for All Listings
All Listings must meet the following minimum standards. By publishing a Listing, you confirm all essentials are provided:
House key
Cooking facilities
Washer
Drying area
Wi-Fi
Heating
These essentials must be available throughout the Tenant's stay. Failure to provide any essential is a material breach of this Agreement.
4.2 Turnkey Rooms — Optional Upgrade
You may offer your room as a Turnkey Room, which includes the following as standard:
Bed sheets
Duvet
Pillow
Towels
If listed as Turnkey, all of the above must be provided in clean condition at check-in.
5. Accepting Bookings
When a Tenant submits a booking request, you must respond within 48 hours. If you do not respond, the request expires automatically. When you accept:
A binding licence agreement is formed directly between you and the Tenant
EazyRoom charges the Tenant the Service Fee of €240 and sends both parties a booking confirmation
You must contact the Tenant within 48 hours of confirmation to arrange check-in
You must not accept another booking for the same room for any overlapping period
6. Room Substitution
You must provide the Tenant with the specific room listed in their confirmed booking. If you cancel or the room becomes unavailable, EazyRoom will first try to find the Tenant a replacement room similar to the one booked. In limited circumstances you may instead offer the Tenant a substitute room directly, provided the Tenant is informed and accepts in writing before check-in. If no suitable replacement can be found, or the Tenant does not accept it, EazyRoom will treat this as a Host cancellation and refund the Tenant the Platform Fee (€195). The Admin Fee (€45) is retained in all circumstances.
7. Licence Fee (Rent) and Deposit
7.1 Weekly Licence Fee
You set your own weekly licence fee on your Listing. It is paid directly to you by the Tenant on a weekly basis. EazyRoom does not collect, hold or process licence fee payments. You must not increase the agreed fee during a confirmed booking period.
7.2 Two-Guest Bookings
If you list your room as suitable for two occupants, the weekly licence fee automatically increases by €75 per week for the second guest. This is a platform standard set by EazyRoom.
7.3 Deposit
A standard deposit of 2x the weekly licence fee is payable directly to you by the Tenant at check-in. The deposit must be returned within 7 days of check-out, subject only to legitimate deductions for unpaid licence fees, damage beyond fair wear and tear, or unreasonable cleaning costs. You must provide an itemised written account of any deductions.
⚠ Withholding a deposit without legitimate reason is a breach of this Agreement and may result in removal from the platform.
8. House Rules
8.1 EazyRoom Standard House Rules
Quiet hours: 10pm to 7am
No visitors
No guest pets
No smoking inside the property
No parties or large gatherings without prior Host agreement
Laundry: up to 2 loads per week
Communal areas to be kept clean and tidy
No subletting or additional occupants beyond those named in the booking
8.2 Host Flexibility
You may relax any standard rule — for example, allowing pets, smoking or a higher laundry allowance. You may also add reasonable supplementary rules including food restrictions for allergy, health, religious or household reasons. All rules must be clearly stated in your Listing before a Tenant books. You may not impose curfews or rules that are discriminatory under the Equal Status Acts 2000–2018.
9. Check-In and Check-Out
Check-in and check-out times are set by you and must be clearly communicated to the Tenant. At check-in:
Welcome the Tenant and show them the room and common areas
Note the condition of the room in writing or with photographs
Collect the deposit
Provide keys and house information
At check-out, inspect the room with the Tenant where possible and return the deposit (less any legitimate deductions) within 7 days.
10. During the Licence Period
During the Tenant's stay, you agree to:
Provide the Tenant with quiet enjoyment of their room
Give at least 24 hours notice before entering the Tenant's room, except in genuine emergencies
Maintain the property in a safe and habitable condition
Ensure all essentials remain available throughout the stay
Address maintenance issues promptly
11. Ending a Licence Agreement
11.1 Notice Period
Either party may end the licence arrangement by giving the other party a minimum of 14 days written notice by email or through the EazyRoom platform messaging system.
ℹ Since EazyRoom arrangements are licence agreements, not tenancies, the notice periods under the Residential Tenancies Acts do not apply. The 14-day notice period set out here is the agreed contractual notice period between Host and Tenant.
11.2 Early Termination by Host
You may request early termination only in exceptional circumstances — for example, serious or repeated breach of house rules. In such cases:
Notify EazyRoom at support@eazyroom.ie before issuing notice to the Tenant
Provide full details of the reason
Give the Tenant at least 14 days written notice
Unjustified early termination may result in a refund of the Platform Fee (€195) to the Tenant and removal from the Platform. The Admin Fee (€45) is retained in all circumstances.
12. Your Legal Obligations as a Host
Since EazyRoom arrangements are licence agreements in private homes, the Residential Tenancies Acts do not apply and RTB registration is not required. You must however comply with:
The Equal Status Acts 2000–2018 — no discrimination in granting or terminating a licence
Fire safety regulations applicable to your home
Income tax obligations — licence fee income must be declared to Revenue. The Rent a Room Relief (up to €14,000 per year tax-free) may apply to owner-occupiers — see revenue.ie for details
Any other applicable Irish law
⚠ EazyRoom does not provide legal or tax advice. You are encouraged to seek independent professional advice, particularly regarding the Rent a Room Relief and any fire safety obligations for your property.
13. Insurance
You are responsible for maintaining appropriate home insurance that covers room rental activity. EazyRoom does not provide insurance coverage and accepts no liability for damage, theft or injury at any listed property.
14. Property Damage
If a Tenant causes damage:
Document with photographs immediately
Notify the Tenant in writing and contact support@eazyroom.ie
Make reasonable deductions from the deposit for repair costs
For damage exceeding the deposit, refer the matter to the Small Claims Court (for amounts up to €2,000) or the Irish courts
15. Disputes
EazyRoom will endeavour to assist in resolving disputes informally. Since EazyRoom arrangements are licence agreements, the RTB does not have jurisdiction. Where informal resolution fails, disputes may be referred to:
The Small Claims Court — for amounts up to €2,000 (courts.ie)
The Irish courts — for larger amounts
Threshold — for housing advice (threshold.ie | 1800 454 454)
16. Suspension and Removal
EazyRoom may suspend or permanently remove a Host in the event of a breach of this Agreement, a pattern of complaints, discriminatory conduct, failure to honour confirmed bookings, or repeated unjustified cancellations.
